Properties on the lakefront routinely fetch between €8,000 and €25,000 per square meter, with trophy homes like Villa La Cassinella selling for jaw-dropping amounts, close to €90 million. Even so, savvy investors can still find apartments in Como city starting from €160,000, offering a taste of the good life without needing billionaire status.

Rental yields around Lake Como reinforce its reputation as a solid investment. With average gross yields estimated at 6.06% and short-term rentals achieving around 66% occupancy, investors see steady income potential. Many visitors are international, driving strong demand for short-term rentals and producing median annual revenues of about €40,000 per property.

However, with only 146 kilometers of shoreline and almost no new development allowed, the supply of prime waterfront villas remains tight. Major transactions often happen quietly, off-market, making Lake Como’s luxury property scene a little mysterious—but all the more intriguing for those enthusiastic to join the ranks of its delighted homeowners.
