The Lake Como residential market is bustling with activity, marked by rising prices and a supply-constrained environment. Those eyeing the luxury lakefront segment will notice an abundance of competition for prime lakefront properties, which are now more coveted than ever.
The average asking price for residential property in Como city reached €3,271 per square meter in June 2026, reflecting an 8.38% jump in just one year. This upward trend is consistent with February’s average of €3,208 per square meter, a notable 10.24% increase from the previous year.

Roughly 80% of homes fall within the €250,000 to €1,200,000 price bracket, forming the area’s transactional “sweet spot.” The majority of residential properties are apartments, which make up about 55% of current listings, while villas and detached homes comprise a smaller share of the market.
However, those with dreams of owning prime lakefront properties will find median prices near €4,000 per square meter and averages edging toward €4,200, especially in ultra-desirable shoreline locations. The allure of the area is further amplified by its historical significance, which adds to the overall property value.
The luxury lakefront segment has become especially dynamic. Standard villas, ranging from 220 to 400 square meters, command prices between €1.5 million and €4.5 million, while trophy estates easily surpass €5 million. Top-tier properties listed internationally often fetch upwards of $1.35 million, with some price ceilings soaring beyond $30 million. Ultra-luxury homes, particularly those exceeding €6.9 million, have seen demand climb by about 70%, proving that Lake Como’s allure is as powerful as ever.
