In 2023, the area’s real estate stock value hit an impressive €2.77 billion, with demand increasing by 12% compared to 2019.
Within Como city itself, residential property prices rose by 1.55% in the first half of 2024, while the luxury segment saw a jump of 6.2%. The broader province experienced a 2.7% yearly rise, reaching about €2,290 per square meter in early 2026, but Como city prices have leaped by 17% over the year to nearly €2,950 per square meter. This fierce competition highlights the area’s desirability for both domestic and international investors seeking strong investment opportunities. Lake Como stands out from other luxury destinations thanks to its exceptional accessibility, with Milan, Switzerland, and international airports all within easy reach. The region’s strict planning rules also contribute to maintaining high property values.
Tourism plays a starring role in this story, fueling both property prices and rental yields. Lake Como’s visitor numbers have surged, with a record 4.8 million overnight stays in 2023, compared to 3.23 million just a few years earlier. This influx of tourists puts pressure on local housing and infrastructure, but it also makes short-term rental properties quite attractive, as the increased demand for second homes further elevates the market.
Tourism’s boom is driving up both property values and rental profits, making Lake Como’s real estate market hotter than ever.
Investors can expect median annual earnings of around €40,000 from a typical rental, and gross yields on well-bought apartments are averaging between 6% and 7%. Not bad for a place famous for its breathtaking scenery and celebrity sightings.
The luxury segment is particularly dazzling, with waterfront villas and exclusive estates starting at around €2 million and climbing past €20 million for the most prestigious addresses. In some locations, prices even exceed €10,000 per square meter.
International demand is a key driver here, with buyers from the USA, UK, Germany, and Switzerland making up over 80% of high-end sales. Experts expect this trend to continue, pointing to Lake Como as Italy’s top location for real estate price growth.
Even those without millions to spare aren’t left out, thanks to innovative co-ownership models. These allow investors to buy shares in luxury villas or entry-level apartments, sometimes for less than €50,000. Shares are typically resold within a month, offering flexibility and dual returns through both capital gains and rental income.
Altogether, Lake Como is proving that its legendary charm now comes with serious investment potential.
