While many dream of relaxing by the sparkling waters of Lake Como, few realize just how much the area’s popularity has soared in recent years. The region has witnessed impressive tourism growth, with overnight stays reaching about 4.8 million in 2023—roughly a million more than just four years prior. Visitors flock to the provinces of Como and Lecco, which together accounted for nearly 6 million stays last year, signaling an undeniable rise in demand for both classic hotels and modern short-term rentals. This tourism boom is not just a local story; Lombardy as a whole saw around 51 million visits and 44 million overnight stays, creating a solid foundation that pushes Lake Como’s popularity even higher.

Much of this tourism growth is powered by foreign tourism. About 76% of visitors to Lake Como over the past decade have come from abroad, with nearly 85% of overnight stays in the province of Como linked to international guests. The lake seems irresistible to travelers from northern Europe, curious Americans, and increasingly, people from Asia, the Middle East, and Australia. Not only are more people staying overnight, but day visits have doubled since 2014, reaching almost 3.9 million. That’s a lot of gelato cones and lakeside selfies.

As more tourists discover Lake Como, the accommodation supply is being stretched to its limits. Short-term rentals and non-hotel stays have skyrocketed, jumping from about 630,000 to over 1 million stays in just ten years. Around one-third of visitors now choose these alternative lodging options, making private holiday homes and short-term rentals especially attractive as investment opportunities. With two-thirds of tourists preferring hotel accommodations, traditional hotels remain a strong pillar of the region’s lodging landscape even as alternative options grow. Moreover, the area’s luxury waterfront properties continue to captivate high-net-worth individuals, further driving up demand.

With hosting structures operating at full capacity in 2023, property owners are seeing robust returns, and the market for rental properties is described as “booming”—which might be an understatement. However, there’s a twist in the story: housing supply is tight.

Real estate costs in the area are propped up by strict rules, like bans on new construction and proximity to Milan, which keeps supply limited even as demand soars. Fewer new building permits means little relief in sight, and as more people want to visit or invest in Lake Como, property prices keep climbing. The end result? Tourism growth, powered by both foreign and local enthusiasm, is turning Lake Como not just into a vacation dream, but also a real estate hotspot with ever-rising property prices.
