While some may picture Italy only as the land of pasta and ancient ruins, its real estate market is now stealing the spotlight with an impressive boom that has both buyers and sellers buzzing with excitement. In 2024 alone, real estate transactions surged to an eye-popping 950,240 units, a clear sign that interest is sizzling. Most of these sales—almost 94 percent—were for homes, with experts predicting that over 800,000 residential sales could take place by 2026.

What’s fueling this demand? It’s a perfect storm: steady buyer interest, limited new home construction, and constant talk about energy-efficient living all play their part. Additionally, the limited waterfront availability in select regions, such as Lake Como, contributes to the overall appeal of Italian real estate. The high demand for properties in coveted areas like Lake Como further intensifies competition among buyers.

Prices are no slouch, either. Between January 2025 and January 2026, home prices jumped by about 3.5% to 4%. Italians—and more than a few international investors—are keenly aware that asking prices still leave wiggle room, with about a 7% gap below list prices, giving buyers some negotiation muscle.

Home prices soared up to 4%, but savvy buyers can still snag deals nearly 7% below asking.

Over the next five years, prices are set to grow about 2.5% per year on average, which could add up to a tidy 22% in the best-case scenario. Inflation remains in check at just 1.2%, helping keep price hikes manageable. The average property price across Italy now stands at about €1,880 per square meter for asks and €1,750 per square meter for actual transaction values.

Certain types of homes are especially popular. Shiny new apartments with high energy ratings are the hottest tickets, rising 4 to 6% each year in top markets. In fact, freshly built premium places can demand up to 20% more than their unrenovated neighbors.

Meanwhile, Italian banks increasingly shower love on buyers of green properties, offering better rates and lowering mortgage costs from nearly 5% in 2023 to about 3.5% by late 2025. Those dropping interest rates have tempted even more hopeful homeowners, as mortgage applications jumped 18% by fall.

Milan’s central neighborhoods are leading the charge, posting astonishing double-digit price leaps, while Rome’s fancier districts aren’t far behind. Southern Italy, once considered a slow market, is starting to wake up too, as investors realize opportunities stretch far beyond the usual piazzas and pasta bowls.
