Property prices on Lake Como have reflected this growing appetite, climbing approximately 6% over the last year and an impressive 12% to 14% over two years. Such brisk growth is not just a blip: analysts forecast average increases of 1% to 4% for 2026, but prime lakefront properties may see as much as 6%, especially in the most coveted spots.

Many are looking for “move-in ready” homes, favoring modern amenities and rental potential over renovation headaches. Italian buyers from Milan, seeking their own weekend escapes or retirement nests, add further fuel to the fire.
Around 80% of homes fall within a €250,000 to €1,200,000 price range, keeping them within reach for this global crowd.
Certain neighborhoods have become hotbeds of activity. Como’s Centro district has seen prices jump by 10% to 12% annually, while the Villa Olmo lakefront and Varenna-Lierna corridor are not far behind.
For those willing to look just beyond the obvious, places like Abbadia Lariana are drawing attention thanks to their views, train access, and lower prices.
The types of properties most in demand include small lake-view apartments, renovated historic townhouses, and energy-efficient homes. New construction, though scarce, commands a 15% premium.
With 4.3 million tourist nights recorded in 2024, interest rates and currency swings also play key roles, but one thing is certain: the allure of Lake Como for US retirees shows no sign of fading.
