Lake Como’s glittering shores have always attracted visitors and property hunters alike, but the region’s latest wave of infrastructure upgrades is set to make its towns even more appealing—and perhaps a little less bumper-to-bumper.

With a €390 million contract awarded to the Stabile Sis consortium, the ambitious Variante Tremezzina bypass project is underway, promising to change the day-to-day life in seven lakeside towns. The new 9.8-kilometer route, much of it underground, will let cars zip past the scenic but often gridlocked streets of Colonno, Sala Comacina, Ossuccio, Lenno, Mezzegra, Tremezzo, and Griante. The bypass aims to ease traffic not only for locals escaping seasonal jams—especially since heavy vehicles are currently restricted for much of the year—but also for tourists and property viewers keen to explore the region. This alleviation of traffic congestion is likely to enhance Lake Como‘s market stability and attractiveness as a long-term investment, especially as high demand continues to fuel property values.

A €390 million bypass will soon let cars glide past Lake Como’s most picturesque but traffic-choked towns, transforming local life and tourism.

This increased accessibility is expected to have a real impact on property values. Towns like Colonno, Griante, Tremezzina, and Menaggio are already seeing a buzz among investors. The promise of less congestion and smoother travel is making these areas even more attractive, especially for those considering long-term investments in second homes. Tight waterfront inventory continues to support prices in these towns, as limited new supply and strong demand keep the market competitive.

Prime lakefront properties are getting extra attention, as the expected relief from chronic traffic means more peaceful weekends and higher rental yields—at least for those lucky enough to snatch them up.

While the bypass was once hoped to finish in time for the 2026 Olympics, the current completion date is set for 2028–2029. This extra time takes some pressure off the builders, and steady progress is now visible, especially as drilling and blasting operations pick up pace.

Meanwhile, the Milan Bergamo airport train connection, opening in late 2026, will make Lake Como even easier to reach by rail, connecting directly to major cities and further boosting property demand.

With luxury developments like the Miralago Apartments and the Corinthia Lake Como hotel on the horizon, and strict limits on new construction, experts forecast a 3–5% increase in Lake Como property prices by 2026.

It seems the lake’s timeless beauty is about to become a little more accessible—and perhaps just a bit pricier.
