The reality is, even in a landscape as mesmerizing as Lake Como’s, the taxman is always invited to the party. Italy’s inheritance tax structure is designed to be fair, but it’s also pretty detailed, especially when it comes to who inherits what and how much they’ll pay.

Even with Lake Como’s breathtaking scenery, inheriting property here means navigating Italy’s detailed—and sometimes surprising—income tax rules.

For close family members—like a spouse, children, or even grandparents—the tax rules are relatively gentle. These heirs face a 4% inheritance tax, but only on the portion of the estate that goes beyond a generous €1,000,000 threshold per person. That means, for many families, the tax bill can be delightfully small or even nonexistent. Each heir gets their own allowance, so if a Lake Como villa is split among three kids, each has their own €1,000,000 cushion before taxes kick in. There are also special exemptions for company shares, allowing heirs to pay no inheritance tax if they retain control of the company for at least five years after succession. Additionally, understanding the IMU tax implications is crucial for heirs who plan to keep the property long-term. The potential for seasonal price fluctuations adds another layer of complexity to the financial planning process.

For those inheriting from a friend or distant acquaintance, the tax jumps to 8%, and there’s no exemption, which can make a surprise inheritance less of a windfall and more of a financial challenge.

This number is usually much lower because it’s set by multiplying the property’s official income by a standard coefficient. This clever system often results in a much lower tax bill than many expect.

However, heirs also need to pay a 1% cadastral tax and a 2% mortgage tax on the property’s cadastral value, with a €200 minimum for each.

There’s good news for anyone inheriting a primary residence. Thanks to Law 342/2000, the cadastral and mortgage taxes drop to a flat €200 each, no matter how valuable the home is. This rule makes inheriting and keeping the family villa in Lake Como more affordable, letting the next generation enjoy those magical lake views without a tax nightmare.
