Although Lake Como has always been a magnet for dreamers and jet-setters, recent trends show that its property market is now hotter than ever. While many European cities are tightening their grip on tourists with anti-tourism policies, Lake Como has become a haven for those seeking both beauty and opportunity.

Lake Como shines as Europe’s new haven—where timeless beauty meets booming opportunity, even as other cities turn tourists away.

The property market here has seen significant growth, with prices rising about 4% in the past year. This steady climb is impressive, especially compared to the wild surges seen during the post-pandemic rush of 2021 and 2022. It seems the world’s affection for Lake Como is not just a passing fling.

Diving into the numbers, some areas outshine others. The city of Como itself saw prices jump by more than 9% annually, while the famous Centro district recorded growth of up to 12%. Meanwhile, smaller lake-shore towns experienced more modest increases of just 1% to 2%.

Even so, the average price per square meter across the lake stood at €3,800 in early 2026. Waterfront homes, though, are in a league of their own, often fetching between €10,000 and €12,000 per square meter. For those with deep pockets, prime villas can cost anywhere from €2 million to over €20 million—perfect for those who want to feel like a movie star, or at least live next door to one.

Among property types, small apartments with lake views, especially those with balconies or terraces, have become the hottest tickets in town. These cozy pads, ranging from 50 to 80 square meters, appreciated by 5% to 8% annually, thanks to their mix of affordability and rental potential. This demand is further amplified by strong popularity among foreign buyers who see Lake Como as a prime investment.

Renovated historic townhouses are next in line, blending old-world charm with modern comforts, while energy-efficient homes cater to the growing number of eco-conscious buyers. Notably, luxury properties are appreciating faster than mid-range properties, with lakefront homes commanding a premium of 40-50% over non-waterfront homes. The demand for these sought-after homes is driven by the region’s limited waterfront availability, which enhances their desirability.

This growing demand is fueled by several key factors. Tourism remains a major driver, with Lake Como welcoming 4.3 million visitor nights in 2024 alone.

Add in lower mortgage rates and new infrastructure projects like the Variante Tremezzina road, and it’s clear why buyers are flocking to the area. The recent improvements to Como’s waterfront have only added to the appeal, making the city a prime choice for both living and investment.

With limited housing supply, especially for homes with those coveted lake views, it’s no wonder Lake Como’s property market is making waves.
